Purchase & Sale of Rural Houses & Cottages

All legal advice in relation to the purchase and sale of rural residential property with a particular emphasis on:

  • Checking the existing title deeds and plans to confirm the extent of legal boundaries.
  • Securing pedestrian and vehicular access to and from the property through checking of existing title deeds and, if required, drafting of appropriate rights in the new title deed in favour of the purchaser.
  • Ensuring that there is a legally valid and acceptable private water supply and private drainage specified in the existing title deeds or in the new title deed together with all neccessary public authority consents.
  • Checking all planning consents, listed building consents and building control documentation including Building Warrants and Completion Certificates.
  • Ensuring that there are no secure residential tenancy rights or agricultural tenancy rights in and to any part of the property.
